Impact Fee Facilities Plans (IFFP)
The 2018 Impact Fee Facilities Plans (IFFPs) have replaced the previous City Capital Facilities Plans. These plans describe the infrastructure required to complete the City’s major facilities through buildout. The plans include methods used to determine equivalent impact units, facilities, and their locations. The plans incorporate previous master plans and studies.
Impact Fee Analysis (IFA)
The Impact Fee Analysis (IFA) determines the cost of impact to the City’s infrastructure caused by new development. Methods to assign impact, along with the facilities that were identified by the IFFPs were used in the Impact Fee Analysis (IFA). The IFA sets the individual impact fees which the City collects at the construction phase of new development. These fees are only used to construct the facilities identified in the IFFP.
